With the acquisition of three public properties, Deutsche REIT is now also developing this particularly attractive market. Two office buildings in Bonn and a police office building are on long-term leases to first-class publicly funded tenants, i.e. the State of North Rhine-Westphalia and the University of Bonn. In addition, Pre-REIT DR Commercial 1 AG has procured a specialist retail market which is leased on attractive terms. This blend of conservative and high-opportunity investments reflects Pre-REIT’s portfolio strategy.
The initial return on these properties with a total rental area of some 13,200 square metres is approximately 7.1%. Deutsche REIT is already negotiating further acquisitions for Pre-REIT and intends to represent a volume of EUR 350 to EUR 500 million in the near future.
